We can provide a comprehensive 10-year Strata Maintenance report which will detail forward projected maintenance and replacement works required, define the scope of works required and probable order of budgeted costs needed to complete the works.
We specialise in conducting investigations of building defects such as water ingress, concrete spalling, corrosion and defective workmanship. We can then advise you on the options to rectify the defects. This may include, providing a report detailing the scope of remedial works required and probable order of costs to remedy the defects, prepare Tender documents and specifications, or where the building is less than 6 years old and still under the builders warranty, we can assist you in consulting with the service provider to remedy the defects. When the builder does not remedy the defective works, we can provide an expert witness report to lodge with the Department of Commerce for further adjudication
We can assist you with any remedial works required by providing tender documents, contractor agreements, suitable material specifications and recommended scope of works that can then form the basis of engaging preferred contractors to submit tender quotes. We can also represent the Council of Owners as the Project Manager to provide quality assurance by ensuring that the remedial works are completed in accordance with the Building Code of Australia, relevant Australian Standards, manufacturers requirements, specification documents and OH&S compliance.

Rick Martelli is a registered builder with over 35 years’ experience in the construction industry. A specialist consultant with broad experience in Project Management of works and extensive knowledge of the Building Code of Australia performance requirements and applicable Australian Standards. He has consulted to the legal fraternity, Industry and Commerce and regularly attends Court jurisdictions as an expert witness. He has worked for the Builders Registration Board and Building Commission of Western Australia as a Building Inspector providing technical services and compliance surveillance, was a previous NatHERS assessor and has an extensive trade background.
With our extensive specialised experience, we have the resources to assist you with continual support well after the initial assessment and report. Our services extent to providing costings, drafting material specifications and scope of works, liaising with contractors and other specialist consultants, expert witness representation, attending Council of Owner meetings, providing tender documents and project managing the remedial works.
